When do you need to apply for a skylight installation permit?

Applying for a permit-free skylight: Condition 1

Does your skylight extend less than 60 centimetres above your roof surface? If so, you do not need to apply for a permit. A skylight that protrudes further does require a permit, as it affects the surrounding area too much.

Applying for permit-free skylight: Condition 2

Do you place the skylight more than 50 centimetres from the eaves? Then you do not need to apply for a permit for this either. As long as you keep the skylight more than half a metre from both the
top, bottom and side, you may install your skylight.

Exception to apply for permit-free skylight

There is an exception to the above rules for listed buildings. You usually have to apply for a permit if you live in a listed house. However, there are some exceptions to this too. Check the Omgevingsloket for the various options.

Fitting a skylight step-by-step plan

Do you not meet the above conditions or do you have a listed building that does not fall under the exceptions? Then you need to apply for a permit from your municipality.

Step 1: Apply for a permit

From the website of the environment counter or the website of your municipality you can apply for a permit. Using a standard form, you fill in all the details about your permit application. In other words, you state why you want a permit and include all the information about your skylight. Once you have listed all the information, send the permit application.

Step 2: Get a response from your local authority

When the local authority assesses your application, it may happen that some information is still missing. For example, you have not provided enough information, which means your municipality cannot assess the application properly. If this turns out to be the case, you will receive a written response. This will also state how much time you have to send in the missing information.

Step 3: Let the local authority assess your permit

If your local authority has all the information for the roof window permit, it will assess your application. For instance, it checks whether your application complies with all the rules, which are drawn up by law. The municipality also checks whether it is in line with local regulations, also known as the General Local Bye-Law.

Step 4: Receive the permit

After your municipality’s assessment, you will be told whether the permit application has been approved, which takes up to 8 weeks. At that point, you will know whether or not you can have your skylight installed.

How to install a skylight?

Step 1: Draw out the installation
