Want to enjoy your cleaned facade for a longer period of time? Then choose to impregnate your facade, also known as hydrophobic treatment. Impregnating the outer wall ensures that your facade is resistant to plant growth and water and dirt repellent. This keeps your façade clean for longer and reduces the risk of damage. Curious about the costs and possibilities? Then read on.
What are the costs of facade impregnation?
On average, facade impregnation costs £7 per m². The price depends on the surface area of the facade. For a terraced house with a 60 m² facade, the cost of impregnation is around £ 420. Impregnation of the external wall can also be combined with other work. See the overview below for the various options and prices.

What is facade impregnation?
When you have your facade impregnated, you protect the facade against frost, acid rain and mould. An impregnating agent is then applied which soaks into the pores of the bricks and forms a water-repellent protective layer. This keeps your facade clean for longer and also increases its insulation value.
Before impregnating the facade, it is very important that it is clean. Like impregnation, you can clean the facade yourself or outsource it to a facade specialist. If you outsource, the specialist will also check the facade for defects such as cracks in the bricks or damage to the grouting. If something is damaged, it can be fixed by a façade renovation.
What impregnating agents are there?
There are various agents with which the facade can be impregnated. These agents can be divided into three types:
- Water-based agents
- Oplosives
- Crèmes
Water-based agents
A water-based impregnation agent is the most common. This agent repels moss and algae in addition to water and dirt. In case of any mess on the windows or window frames, this can easily be corrected with water and suds or degreaser. Do this immediately, though, or it will be harder to remove.
Keep in mind that water-based agents can only be applied once. Once it’s on, it won’t let any liquids pass through and therefore no water-based impregnating agent.
Oplosives
Aplosives, unlike water-based agents, can be used not only on non-impregnated façades, but also on impregnated façades. If you do not know whether the facade has been impregnated before, this can be a convenient choice. This impregnating agent is difficult to clean up in case of tampering, so don’t wait and clean it right away.
Cremes
Cremes are often used for smaller surfaces. These are easy to apply with a roller or brush. The cream is easy to spread and you do not need to tape anything for this. Keep in mind that with larger surfaces, applying a cream is quite a lot of work. In that case, it is better to opt for a sprayable impregnating agent such as water-based or solvent-based.
Can you impregnate your facade yourself?
With the right material, it is possible to impregnate your facade yourself. However, we recommend you let a professional do it. This is because it is important that the impregnating agent is applied evenly to the façade and since the impregnating agent is transparent, it is often difficult to see.
If you decide to do it yourself anyway, you can follow these steps:
- First of all, take the temperature into account. At temperatures below 5 degrees, it is not recommended to start working with impregnating agent. At lower temperatures, the impregnating agent is not absorbed as well.
- Check that the facade and the pointing are in order. If not, have the facade or grouting repaired first.
- Make sure your facade is properly cleaned, dry and dust-free.
- Plaster or cover all parts that will not be impregnated such as window frames, doors and windows.
- Start at the top of the facade by applying the impregnating agent and work downwards.
- Spray it in strips of about 1 metre, until the wall is completely wet.
- The covering material and any stains can be removed after this. Then let the facade dry completely.
What are the advantages and disadvantages of facade impregnation?
Facade impregnation offers many different benefits that you can benefit from for up to 10 years on average. However, there are also some drawbacks to consider. Take a look at the overview below to get an idea of the pros and cons of impregnating your exterior wall.
Advantages
- The facade is protected against external influences such as moisture, acid rain and mould.
- The lifespan of the facade is extended.
- The property will increase in value.
- The facade will stay cleaner for longer.
- The house is better insulated.
- In some cases, the impregnating agent is fire-resistant. This increases the fire safety of the house.
Disadvantages
- Prior to impregnation, the facade must be cleaned and in full working order. Failure to do so may incur additional costs.
- An impregnated facade cannot be painted again.
- After 10 years, the facade will have to be re-impregnated.
Renoca tips
When impregnating the facade, there are several things to consider. Renoca provides some tips that can help you with this.
Check your facade
Make sure you check your external wall before impregnating it. Look carefully for any damage to the facade or grouting. Are there any? Then have your facade renovated first. Otherwise, the impregnating agent will not be able to penetrate the pores of the bricks properly.
Look out for quality marks
You can look out for a number of quality marks. The Keurmerk Schoon guarantees that the professionals with this quality mark are reliable and deliver quality.
