What determines the price of facade cleaning?

The facade cleaning costs depend on a number of factors. The surface area of your facade largely determines the total price, but you cannot influence this. With the other choices you can influence the total price, namely:

  1. Which suitable cleaning method do you choose?
  2. Do you have the joints replaced? And if so, which type of grout will you choose? Then check below what these choices do to the total price.

Choice 1: Methods of facade cleaning

It is important to choose the right method of cleaning to achieve the best result. Therefore, always have a specialist assess your facade through a visit or photograph. This allows a specialist to choose from the most common options:

    1. Sandblasting
    2. Moist blasting
    3. Fog blasting
    4. Steam cleaning
    5. Chemical cleaning

Every cleaning method is different and not every method is suitable for your facade. Read below what each cleaning method entails.

    Sandblasting

Sandblasting is a method of facade blasting. With facade blasting, abrasive is applied to the facade with a pressure washer and the dirt is, as it were, blasted off. With sandblasting, this is done with coarse abrasives such as olivine sand. The abrasive is sprayed against the façade at high pressure after which the dirt disappears. Sandblasting is a fairly aggressive form of blasting and is therefore often only used for projects with heavily soiled façades such as the removal of graffiti.

    Moist blasting

In damp blasting, the abrasive is sprayed against the façade at low pressure. These two modifications make moisture blasting a milder cleaning method than sandblasting. Despite this, this method is still suitable for cleaning moderately to heavily soiled facades.

    Fog blasting

For monumental buildings or other vulnerable facades, mist blasting is often a suitable option. With mist blasting, a less bright jet is used which can also be adjusted manually.

    steam cleaning

Water is heated to a maximum temperature of 150 degrees Celsius and sprayed against the facade with high pressure. The dirt is soaked off the facade and sprayed away. Only water is used in this technique and is therefore the cheapest technique.

    Chemical cleaning

As opposed to the other cleaning methods, chemical cleaning uses biological or chemical cleaning agent. The agent is applied with a brush or handheld sprayer and then has to act for about 5 to 30 minutes. A chemical reaction dissolves the dirt and it can be rinsed off with a pressure washer.

Type of facade cleaning Cost per m2, incl. labour costs and VAT Working
Sandblasting £10 – £17 The coarse abrasive is sprayed against the façade with a high-pressure cleaner, causing the dirt to fly off the façade.
Moist blasting £ 12 – £ 22 The abrasive is mixed with water and sprayed onto the façade using a high-pressure cleaner. The dirt is sprayed off, as it were.
Fog blasting £ 15 – £ 20 The fine abrasive is sprayed dry or wet against the façade at low pressure. Whereby the dirt is removed. The pressure can be adjusted manually.
Steam cleaning £ 5 – £ 15 The water is heated to 150 degrees Celsius and, as it were, dissolves the soiling on the facade.
Chemical cleaning £ 15 – £ 20 Chemical agent is applied to the facade by means of a brush or handheld sprayer. After it has taken effect, the facade is cleaned with a high-pressure cleaner.

    Choice 2: Grouting

In addition to having your facade cleaned, replacing or renovating the grouting can also improve its appearance. Bad grouting not only lets water through faster but can also cause damage to your facade. So it is important to keep it up to date. Depending on the type of joint, you will pay around £10 to £100 per m².

Check the table below for the different types of joint and their prices.

Type of joint Average cost per m², incl. £12 – Most common
    – Rough finish
    – Aligned with the bricks in your facade
Flattened sunken grout £10 – £12 – Grout deeper than the bricks (2 – 5 mm behind the bricks)
    – -. Stone type stands out better
    Shadow joint £ 10 – £ 12 – Smooth finish
    – Sloping corner
    – Shade accent on the horizontal lines
    Cut joint £ 50 – £ 100 – Similar to cut joint – Protrudes from the façade
    – Tight lines

    Choice 3: Impregnate

Is your facade as good as new again due to new grouting and cleaning? Then protect it by having it impregnated. Impregnation, also known as hydrophobising, is having a protective layer applied over your facade. This prevents moisture from penetrating and allows you to enjoy the new look of your facade for longer. Having your facade impregnated costs on average £ 7 per m².

What are the advantages of facade cleaning?

Cleaning your facade offers various advantages. See below how facade cleaning can be valuable for you:

    1. Your house becomes more valuable. Because the appearance of your home improves, your house increases in value. This is especially true if your neighbours’ houses have not been cleaned for some time because then your house looks optically newer than the rest.
    2. The lifespan of your facade increases. If you clean your facade and then have it impregnated, your facade will last longer because it is better protected against external influences.
    3. Your home is better protected against moisture damage. If you have your facade cleaned and impregnated, moisture can no longer get through. Your house is then protected against moisture damage such as mould.
    4. Your house looks clean again. Cleaning your facade makes your house look fresh and clean again.

What does the price structure of facade cleaning look like?

    Price examples facade cleaning

To give you an idea of the facade cleaning costs, a number of price examples for different projects are described below.

    Cleaning only

If you are planning to have your facade cleaned only, you will obviously be the cheapest. The total cost depends on the facade cleaning method and the surface area of your facade. With a 60 m² facade, you can enjoy a completely clean facade for as little as £ 300 to £ 900.

    Replace grouting

Replacing your grouting can also increase the value of your house. For instance, a shadow joint accentuates the horizontal lines of your house, creating a unique look. The total cost for this project is around £600 to £720.

    Long-term protection

To enjoy your facade as long as possible after cleaning and replacing your pointing, it is important to protect it in the best possible way. Having your bricks and pointing impregnated provides a protective layer over your facade. There are many advantages to impregnation, as it will also reduce your energy bill! Cleaning, renovating your grouting and impregnating your facade will cost a total of around £1,320 to £7,740. The price varies a lot, as it depends very much on the cleaning method, choice of grouting and the surface of the facade.
