Is it necessary to mill in underfloor heating in your home or are there other ways to install underfloor heating? Here you can read all about milling underfloor heating and the costs involved. So you know exactly what to expect if you have this project carried out.
What does underfloor heating milling cost?
The cost of milling underfloor heating ranges from £800 to £2,000. The number of m2 and whether you go for additional (there are also radiators) or main heating (underfloor heating heats the entire room) have a big influence on the level of the underfloor heating costs. The distance between the pipes, or centre-to-centre (H.O.H.) distance, determines whether the underfloor heating is meant as main or additional heating. Underfloor heating can be installed in an existing concrete or tiled floor. Take a look at the cost overview below to see how much it will cost in your situation:

Comprehensive Auxiliary heating (H.O.H. distance 15 cm) |
Auxiliary heating (H.O.H. distance 20 cm) |
Number of groups | Average price (including materials, installation and VAT) |
---|---|---|---|---|

Pipes are subdivided into groups, because an inset pipe can be up to 120 metres long. This is to prevent pressure loss, and therefore reduced underfloor heating performance. In addition, the heat supplied is distributed more evenly by using multiple groups.
Good:
You want to have underfloor heating infrezen in a relatively small area, such as in the bathroom or kitchen. This area has an existing floor and you want to infill the underfloor heating so that the floor does not have to be re-laid. You have a modern central heating system that works properly. The embedded underfloor heating is only intended as comfort or additional heating. In this situation, the pipes may be a little further apart. This saves on the price. An underfloor heating screed in a relatively small area (20 m2 to 40 m2) costs on average £800 to £895, including materials, installation and VAT.
Average project:
You are planning to fit a large room, such as the living room, with underfloor heating as an extensive supplementary heating. This room already has an existing floor and you would like to have the underfloor heating infilled. For such a project, the infilled pipes should have an H.O.H. distance of about 15 cm. The price for underfloor heating milling for an area of 45 to 75 m2 is on average £1,010 to £1,285, including materials, installation and VAT.
Most luxurious:
You have a home that you want to fit with underfloor heating as the main heating system. You would like to have the underfloor heating milled in, so you don’t have to take out the existing floors. With an H.O.H. distance of 10 cm and an area of 80 to 100 m2, the prices of underfloor heating infrezing vary between £1,700 and £2,175, including installation, materials and VAT.
How is the price of underfloor heating infrezing built up?
Keep in mind any removal costs of radiators. Most tilers or installers include drainage costs in the price, but always ask about this in advance so there are no surprises afterwards.
What choices affect the cost of underfloor heating
Choice 1: Underfloor heating or re-laying the floor
Traditional underfloor heating is laid in a concrete floor in a new house or extension. The pipes are laid first and then the concrete is poured over them. In an existing home with an existing concrete or tiled floor, this is obviously not possible. You then have the choice of removing the floor and re-laying it, including underfloor heating, or having the underfloor heating milled into the existing floor. The latter option is by far the most popular as it is much cheaper. Milling in underfloor heating compared to re-laying a floor including underfloor heating is up to £3,000 cheaper for an area of 20 m2.
Choice 2: Main heating or additional heating
The intensity of the pipes is higher with main heating as underfloor heating than with additional heating. You understand that there are more slots to be milled in a main heating than in a supplementary heating. The more trenches need to be cut the higher the price is. An H.O.H. distance of 10 cm is therefore twice as expensive as underfloor heating with an H.O.H. of 20 cm. The price depends on the size of the area to be fitted with underfloor heating. On average, choosing between a supplementary heating or main heating saves you around £1,200.
Choice 3: Additional options
If you choose to have the underfloor heating milled in, you can choose from a number of additional options. The overview below shows these options and their prices.
Extra options for milling in traditional underfloor heating | Average price per extra option (including materials, assembly and VAT) | Explanation |
---|---|---|
Pump switch | £ 65 – £ 100 | Every underfloor heating system has a pump to make the water flow through the pipes. These pumps are often running 24/7 while the heating is not always on. A pump switch brings energy savings by eliminating the need for the pump to run full-time. |
Connecting to district heating | £ 75 | If the house is heated by district heating, connecting the underfloor heating is slightly more complex. The installer often charges a surcharge for this. |
Removing radiators | £ 20 – £ 30 | Removing and removing old radiators. |
Mounting a bypass valve | £ 45 – £ 70 | A bypass valve allows the flow to the boiler to run more smoothly and prevents overloading the pump. |
