Do you need a permit for a dormer?

What choices will affect your dormer costs?

If you have a dormer installed, the price will be determined by the choices you make. We will cover some of those choices below:

Choice 1: Prefab or traditional dormer

The first choice that affects the price of a dormer is the method of installation.

  • Prefab dormer: This is the type of dormer most people choose. The word says it all: a prefab dormer has already been assembled in the factory, and is placed on your roof in its entirety. The big advantage of this is that it is already on your roof within 1 day.
  • Traditional dormer window: The traditional dormer window is built step by step on the roof. This may be preferred if the exemption for a crane is very expensive or there is no place for the crane. This is also a fine option for older houses that are no longer completely dead straight. This renovation does take longer than a prefab dormer due to the local assembly process.

Choice 2: The material of your dormer

A second choice that affects the dormer price is the type of material the dormer is made of.

  • Plastic dormer: A dormer made of plastic is by far the most popular in the Netherlands. This is because it is affordable (from £6,500) and the dormer requires almost no maintenance.
  • Polyester dormer: A polyester dormer consists entirely of plastic. In terms of insulation and durability, polyester is the best material of the three types. In addition, the dormer is maintenance-free and there is no risk of damage. The additional price you pay for this dormer compared to a plastic one is around £500 to £1000.
  • Wood dormer: Finally, there is the wooden dormer that allows you to give your house an authentic look. A wooden dormer requires annual maintenance, but is easy to repair in case of damage. Wooden dormer costs start at around £8,500.

Choice 3: Flat or pitched roof on the dormer

A third choice that affects dormer prices is the roof as the finishing touch.

  • Flat roof: The flat-roofed dormer is popular. Most dormer prices therefore include a flat roof. It is the cheapest choice, requires little modification to the roof structure and, provided you also meet the other conditions, is permit-free. The most commonly chosen form of roof covering is EPDM (lifespan 40 years).
  • Sloped roof: A dormer with a sloped roof is virtually maintenance-free, as rainwater and dirt drain off the roof naturally. Roof tiles form the roofing material in most cases and therefore the pitched roof has a long lifespan (80 years). The existing roof tiles can be reused on the dormer. You do pay more for a pitched roof. This is because of the extra materials and because this project requires more labour.

Choice 4: Extra options

Additions such as sun blinds, extra ventilation grids or a flyscreen are not necessary, but they are worth considering to increase your living comfort.
