In the cheapest situation:
In the cheapest situation, remodelling your open attic costs an average of £5,000. Included is a skylight for a bright space, a straight staircase, roof insulation, installation of electricity, central heating and the ceiling, walls and floor will be neatly finished.

Average situation:
The average cost for complete loft conversion comes to £11,000. Your attic will be enhanced with a wooden/plastic dormer and a plaster wall to really create a room. Also included is a quarter-turn pine staircase, roof insulation, installation of electricity and central heating and finishing the ceiling, walls and floor.

Expensive situation:
If you go big, then converting your attic will cost an average of £13,300. A polyester dormer is installed on one side and a plastic skylight on the other side of the roof. This will transform the dark attic into a bright and spacious living space. The roof will be insulated and finished with plasterboard and plastering. Electricity will be installed, suitable for heavier appliances such as a washing machine. By installing a plasterboard wall, you have access to 2 useful spaces. This price includes installation of heating and a staircase with 2 quarters.

What choices determine the loft conversion costs?

If you have decided to have your loft converted to get more out of your home, you will be faced with several choices, all of which will affect the price. The components that are a major cost in loft conversion are outlined here.

Choice 1: Skylight or dormer window
With natural light, ventilation and a great view to create a pleasant living environment in the attic, consider installing a skylight or dormer window. A plastic 80 x 140 cm tumble window costs on average £ 700. Besides the advantages of a roof window, would you like to create extra space in the attic? Then opt for a dormer window. The price of a dormer depends on the material and type:

Choice 2: Roof insulation
Is your roof not insulated yet? Shame, on average 30% of heat is lost through the roof. So insulating your roof will save you a lot of money on your energy bill. The costs for insulating your roof depend on the surface area.

Choice 3: Plaster wall installation
If you want to divide the attic into several rooms, for example for a laundry room and a bedroom, choose a plaster wall. The cost of this depends on the area and the type of material used for the wall. A wall made of cheap material costs around £40 per m2. A wall made of better quality and more expensive material, for example material that insulates better and deflects sound better, costs about £75 per m2.

Choice 4: Installing fixed stairs
Do you have an awkward fold-out staircase and would like to turn it into a fixed staircase? The cost of one depends on the type of material and model you choose. Below, we assume the most commonly used material for a staircase, pine.

Choice 5: Plastering
You can create a nice finished look by having the plasterboard finished with plaster. The cost of plastering depends on the surface area and the type of plastering you like.

Choice 6: Additional options
The temperature in the attic rises quickly when sunbeams burn on the windows. So choose blinds and enjoy a pleasant indoor temperature. Does it still get very hot in your attic despite the blinds on hot summer days? An air conditioner ensures that the room is provided with the ideal indoor climate. You can always have some extras included on your remodelling quote and then decide whether or not you want it.
