What do you get in return for the cost of hiring a construction company?

  • The full liability lies with the construction company. So even if the construction company does not do all the work itself and hires subcontractors.
  • The construction company bears the full risk during the renovation. But beware; once the renovation is finished, you will bear the full risk yourself and must insure your home.

Good situation:
You are going to renovate your toilet. First, demolition work will take place. Next, water pipes and drains will be installed. The floor will be fitted with beautiful new tiles and the walls with tiles combined with neat plastering. Then the toilet and a stylish fountain will be fitted and the finishing touches will take place. In this case, assume an average cost of £2,225 for the renovation.

Average situation:
You want to transform your attic into a nice, usable space. The attic will be fitted with roof insulation and electricity and central heating installed. You have a plastic dormer window and a plaster wall installed for utmost comfort. The ceiling, walls and floor will be nicely finished and a pine staircase with one quarter turn will be installed. The average price to have your attic remodelled comes to £11,000.

The most expensive situation:
You would like a bigger living room, you are going to expand with an extension. You choose a bespoke extension so that it fits perfectly with your home. Including finishing and electrics, the price for having an extension built by a construction company is around £23,000.

What choices determine the price of a construction company?

It is important that you make good price agreements with the construction company. There are several options, we will explain them for you:

Choice 1: Fixed price
A fixed price offers security. Contractually, if there is additional work, the construction company is not allowed to increase the price afterwards. A disadvantage of agreeing on a fixed price is that you are not entitled to an itemised bill. So you have no insight into the costs.

Choice 2: Agree on a target price
It is also possible to agree on a target price. This is the price that the construction company bases on estimated costs. In most cases, the starting point is that the final price should not differ from the guide price by more than 10%. If this is insurmountable, the construction company should inform you in good time. In that case, you can choose not to have certain tasks carried out. If you do agree to the extra costs, the construction company should be able to show you an itemised bill showing all cost items.

Choice 3: Pay the construction company by the hour
Or choose to pay the construction company by the hour. The cost of materials, tools and transport will be added. You will just have no idea what the project will cost you. Therefore, find out about the hourly rate, the price of materials, tools and call-out charges. Ask if the construction company will specify these in the quote. The hourly rate of a workman is on average between £30 and £45.

A renovation project requires a blueprint. Ask if the construction drawing is included in the construction company’s price. If this is not the case, count on the following prices for a construction drawing.
