What does a renovation cost?

The cost of a renovation varies widely, for example, have your toilet remodelled for £2,000 or the ground floor for £50,000. A contractor has 3 ways of calculating prices: fixed price, target price or an average price of £30 – £45 per hour.

To give you a better idea of what costs you can expect for your remodelling project, here are 3 price examples showing the average cost per project:

Best remodelling costs:
You would like to give your toilet a new look. You have the old tiles demolished from the wall and your plumbing dismantled. Then the water pipes and drains are moved. The finish consists of beautiful natural stone tiles on the floor and ceramic tiles plus smooth plaster on the walls and you have a new hanging toilet and a stylish fountain installed. In this case, count on an average cost of £2,225 for the renovation.

Average renovation:
You have decided to make the most of all the space in your home; you are going to transform your attic into an attractive, usable space. The renovation involves insulating the roof and installing electricity and central heating. For extreme comfort, you will have a plastic dormer window and a plaster wall installed. The ceiling, walls and floor will be nicely finished and a pine staircase with one quarter turn will be installed. On average, it costs £11,000 to create the above loft bedroom.

Expensive remodelling:
You would like to enjoy extra space and have decided to extend your living room with a stylish extension. You opt for an extension made entirely to measure. Including finishing and electrics, the price to realise an extension 5m wide and 3m deep is around £23,000.

What choices determine the cost of a remodel?

As soon as you have decided to remodel, several choices will come your way that will affect the total cost of your remodel. These are the main choices:

Choice 1: Working with a contractor
Is it a major remodelling project with several projects and therefore you want to have the remodelling coordinated by a contractor? The advantages of working with a contractor are that the full liability lies with the contractor and he bears the full risk during the renovation. There are 3 different options for agreeing the price.

Type of price agreement Explanation
Fixed price A fixed price offers certainty. Contractually, if there is additional work, the contractor may not increase the price afterwards. A disadvantage of agreeing on a fixed price is that you are not entitled to an itemised bill. So you have no insight into the costs.
Target price It is also possible to agree on a target price. This is the price the contractor company bases on estimated costs. In most cases, the starting point is that the final price should not differ from the target price by more than 10%. If this is insurmountable, the contractor should inform you in time.
Or pay the contractor by the hour. The cost of materials, tools and transport will be added. Inquire carefully about the hourly rate, price for materials, tools and call-out charges. Ask the contractor to specify these in the quote. A contractor’s hourly rate is on average between £30 and £45.

Choice 2: Coordinate the renovation yourself
Have you decided not to hire a contractor and to coordinate the renovation yourself? Then assume the following average prices per hour per profession. For some trades, the specialist chooses a price per m2.

Choice 3: From basic to luxury toilet
Do you want a luxury toilet with soft-close closure and double flush technology? Then the price of the renovation will be higher than if you opt for a budget toilet setup. The overview below shows the average prices excluding assembly.
