Roofing

What type of roofing is there?

The type of roofing you can choose from depends on the type of roof you have. For flat roofs, there are generally three types: bitumen, EPDM and PVC. In addition, it is also possible to have green roofing installed over these types of roofing. This is possible for both flat roofs and gently sloping roofs. Sloping roofs are often covered with tiles, slates, reeds or metal roofing.

Roof tiles

Roof tiles

Roof tiles cost, on average, £60 per m². In the Netherlands, roof tiles are the most common roofing material. On average, roof tiles last 50 years. The most purchased roof tiles are ceramic roof tiles or concrete roof tiles. Most roof tiles can be laid from a slope of at least 25 degrees.

  • Ceramic roof tiles: a ceramic roof tile is made of clay fired at a high temperature. Ceramic roof tiles are available in many different colours. If you lay ceramic roof tiles, they will last up to 50 to 100 years.
  • Concrete roof tiles: concrete roof tiles consist of hardened cement. Concrete roof tiles are cheaper than ceramic tiles. On the other hand, a concrete tile lasts about 30 years.
Wicker roofing

These roofs cost, on average, £90 per m², including installation by a wicker roofing company. A cane roof gives your house a luxurious and authentic look. These roofs are not suitable for every home. To enjoy your thatched roof for a long time, the roof should be at least at a 45-degree slope. This allows rainwater to slide off the roof easily. This prevents the thatch from rotting.

Thatch roofing

Thatch roofing is a popular type of roofing. Here you often have the choice of natural slate or artificial slate.

  • Natural slates: This type of slate is made of natural stone and therefore has a natural look. It is the most expensive type of slate but has a very long lifespan of 80 to 100 years. On average, natural slates cost £110 to £130 per m²
  • Artificial slates: a cheaper variant is artificial slates. The price is approximately between £65 and £85 per m². Artificial slates are cheaper because they are made from plastic fibres and Portland cement in a factory. The lifespan is about 30 years.
Metal roofing

Metal roofing has a long lifespan and is maintenance-free. The metal gives your home a sleek and modern look.

  • Aluminium roofing: this roofing costs an average of £75 per m². Aluminium roofing has an average lifespan of 50 years. Aluminium has a modern appearance. It is also possible to extend this roof along the façade. An aluminium roof comes in many different shapes.
  • Copper roofing: Copper roofing costs an average of £120 per m². Copper lasts up to 100 years on average. When installed, copper roofing has a shiny colour. After a few years, the copper takes on a green colour.
  • Zinc roofing: Zinc roofing costs an average of £60 per m². A zinc roof has a lifespan of up to 125 years. When installed, a zinc roof has a sheen. Over time, the metal takes on a matt, silver-grey colour.

Flat roofs

A flat roof has a hard time during a rainstorm. Rainwater does not roll off the roof. Roofing on a flat roof often does not last as long as roofing on a pitched roof, as they are more resistant to rainwater.

Bitumen roofing

This roofing material costs an average of £45 per m². In the Netherlands, bitumen roofing is the most common type of roofing on flat roofs. Bitumen roofing lasts 20 years on average. It consists of petroleum. Specialists roll bitumen out over the roof. Using burners, bitumen adheres to the roof.

EPDM roofing

EPDM roofing costs an average of £45 per m². It is a rubber roofing material with an average lifespan of 40 years. The material is very elastic. Due to its elasticity, EPDM can easily seal corners and edges. It is also highly resistant to solar radiation.

PVC Roofing

This costs an average of £55 per m². This form of roofing is also known as plastic roofing. It is very suitable for installation on flat roofs or roofs with a slight slope. PVC roofing lasts 40 years on average. PVC is a sustainable form of roofing, as it is reusable. With PVC roofing, you can also choose from many different colours.

Green roofing

Green roofing costs an average of £30 to £130 per m². A green roof brings nature closer and extends the life of the roof covering by up to 40 to 50 years. In fact, green roofing needs a substrate of EPDM or bitumen. In addition, the slope angle should not exceed 45 degrees. The greenery consists of moss, succulents or ornamental grasses. Unfortunately, green roofing is unsuitable for placement on corrugated sheets, plastic, zinc or roof tiles.

Roof insulation

A well-insulated roof reduces energy bills. A poorly insulated roof loses up to 30 per cent of heat in the house as warm air rises. So it is important that your roof retains heat. Are you having a new roof installed or going for new roofing? If so, now is the time to install roof insulation.

Roof insulation costs, on average, between £50 and £80 per m². Combine this insulation measure with another insulation measure, heat pump, solar boiler or connection to the heat network to qualify for a subsidy. Check the central government website to see if you can apply for the Investment subsidy for sustainable energy and energy saving. For roof insulation, you can receive a subsidy of £30 per m².

Roof insulation from the inside

The cheapest option for roof insulation is insulation from the inside. Roof insulation through the inside costs £60 to £80 per m². Rock wool and glass wool are commonly used insulation materials.

Roof insulation via the outside

Roof insulation via the outside is the best option. Insulation through the outside costs an average of £70 to £90, depending on the type of roof. By insulating your home from the outside, you save space on the inside and retain heat. Have your roof insulated while you have new roofing installed. This will save you time and money.

Insulating attic floors

Do you hardly ever use your attic? And so the attic does not need to be heated? Then have the attic floor insulated. Attic floor insulation is relatively cheap. On average, insulating a loft floor costs £30 to £40 per m². The insulation material, glass wool or pressure-resistant insulation boards, is suitable for floors.

Environmentally friendly insulation material

Environmentally friendly insulation material is becoming increasingly common. Sheep wool, wood wool, paper flakes, hemp and cork, are good recyclable insulators. The environmentally friendly insulation materials do not contain harmful and irritating substances.

Ask the specialist which type of roof insulation is most suitable for your home.

Roof gutters

Are you having your roofing replaced? Then don’t forget to replace your downspouts and gutters. It is important that gutters drain water properly. If a gutter is leaky, the water damages the window frames. Roofers provide new gutters and downspouts in addition to a new roof. Check the table below for prices of different types of gutters.

Type of gutter Price indication per metre Features
Zinc £20 – £55 – Long lifespan
– Luxury appearance
Plastic £25 – £35 – Low maintenance
– Various colours
Copper £ 40 – £ 45 – Long lifespan
Aluminium £ 30 – £ 55 – Impact and scratch resistant

Keep your gutters and downspouts free of leaves and moss. Rainwater should drain easily. Gutters are good to clean using a sturdy ladder, leaf blower and garden hose. Cleaning gutters and downspouts is a difficult and dangerous job. Prefer to outsource the cleaning. There are plenty of professionals who can do it for you.

How to find the right roofer?

Roofing is a project for professionals. Working at great heights is dangerous and tricky. Roofers work safely and quickly and deliver quality. Discuss with a specialist in your area what kind of roofing and insulation is most suitable for your home. The roofer will clad the roof according to your requirements. This way, you will enjoy a dry roof over your head for years.

Are you looking for a roofer and want to be sure you are dealing with a good one? Then you can pay attention to several quality marks. One of the most important is the KOMO quality mark. This quality mark shows the quality of a roofer. There are also quality marks for specific materials, such as Dakmerk for plastic roofs.

In addition, you can also ask about VEBIDAK membership. Roofers affiliated with VEBIDAK have trained personnel who work under safe working conditions. In addition, these roofers have an eye for sustainability and the environment.

Tips for calling in a roofer

Neighbours

Ask your neighbours if they are also planning to have their roofs re-roofed. By teaming up with your neighbours to have their roofs re-covered, it is possible to get a volume discount. Roofers can cover a larger area in one go.

Roofing Specialist

Request several roofing quotes from roofing specialists. In addition to price, compare removal costs of the old roofing, call-out charges, quality marks, delivery times and warranty period. Comparing roofers ensures you get the best value for money.
