What does roofing cost?
The roofing costs range from an average of £ 45 – £ 55 per m2 for flat roofs (bitumen, EPDM, PVC) and £ 60 – £ 130 per m2 for sloping roofs (tiles, copper, thatch, zinc). More expensive roofing types often have a longer lifespan ranging from 40 – 125 years.

What does the price breakdown of roofing costs look like?
As you can see, about half of the price breakdown consists of the cost of materials and their disposal. The other half consists of labour costs and it is precisely these that can be reduced by comparing roofing quotes. What determines roofing costs?
Choice 1: Flat or pitched roof
Not all types of roofing are suitable for every type of roof. For example, thatch can only be placed on a roof with a pitch greater than 45 degrees. On a pitched roof, we often have ceramic or concrete roof tiles laid.
For flat roofs, you can choose between bituminous roofing, EPDM or zinc. Bitumen can be laid directly on the roof or over an insulating layer. This consists of a vapour control layer, an insulation layer, an underlayer and a top layer. EPDM is a similar roofing material that lasts for about 40 years and is suitable for all weather types.
Choice 2: Insulation
If you are having a new roof installed or are going to replace your roofing, consider going for roof insulation as well. About half of the energy consumed in your home goes into heating. This heat not only passes through windows and doors, but also escapes through the roof. Having extra insulation installed is therefore a good investment. It will save you money on your energy bill, and it is also good for the environment. Having 60 m² of roof insulated costs an average of £ 1,300 to £ 2,200. Impregnation, also known as hydrophobising, is making a material water-repellent. Impregnation not only protects your exterior wall from frost, acid rain and mould, but, just like installing insulation, it also reduces your energy bills! Having a tiled roof impregnated costs £10 to £15 per square metre.
