What does roofing on a flat roof cost?
The most economical roofing materials for a flat roof, such as bitumen and EPDM, have an average price of £45 per m2. Bitumen is the most commonly chosen roofing material on flat roofs in the Netherlands. Bitumen and EPDM are extremely strong and require no maintenance. Both variants are also used as a substrate for green roofing.
Green roofing grasses, mosses and succulents are priced at £55 per m2. Besides being very beautiful, a green roof also doubles the lifespan of your roofing. This is because the greenery ensures that sun rays do not reach your roofing, making the roofing less likely to dry out.
PVC roofing on a flat roof has an average price of £55 per m2. PVC is available in many different colours. In addition, PVC is fully recyclable, which is good for the environment. PVC roofing has a higher price than bitumen or EPDM per m2. This is because PVC installation is more labour-intensive.

What does roofing cost on a pitched roof?
The cost of new roofing per m2 is quite different for pitched roofs. The most commonly chosen form of roofing on a pitched roof is tiles. For example, you can have a roof with tiles for as little as £60 per m2 and a choice of concrete and ceramic tiles. Concrete roof tiles are cheaper to buy but do not last as long, 30 years on average. Ceramic roof tiles have an average lifespan of 50 years, but are slightly more expensive to buy.
Other variants include thatched roofing for a nostalgic look and zinc roofs for a modern look to your home. Both types are more expensive to buy, but a beautiful sight to look at.

What does roofing installation by a roofer cost?
The cost of a roofer is around £35 per hour. Covering a roof is a specialist job, working at height involves a lot of risk. Fortunately, roofers are precisely aware of the laws and regulations, techniques and have the right materials to quickly provide you with a perfectly working roof. Still considering laying roofing on a flat roof yourself? If so, always make sure you put safety first at all times.
The benefits of a roofer are:
- You will enjoy a guarantee on the roofing;
- If there is a leak within no time then the roofing company will fix it for you;
- within a day, you will often have a dry roof over your head again;
- the roofer has the right knowledge and resources to create a watertight roof that you will enjoy for years.
Savings tips for your roofing
Place new roofing over old
It is possible to place the new roofing over the old on flat roofs. The old layer serves as a substrate, making new roofing quick to install. This way, the roofer spends less time, and you save money.
Regulate volume discount
Get coffee with your neighbours before you have your roofing replaced. Your neighbours may also be interested in having their roofing replaced. Chances are that the roof was installed at the same time, and is therefore also in need of renewal. By going for new roofing together, it is possible to receive volume discounts. In addition, you share additional costs such as call-out charges.
Get your roof insulated
Is your roof not properly insulated? Ask the roofer what the cost is to have your roof insulated immediately. Through a roof that lacks insulation, you lose up to 30% of heat in your home. You will notice this in your high energy bill. By insulating, you will save money and earn back this insulation project.
Check quality marks
Before going with a roofing company, check whether they have the VEBIDAK quality mark, so you can be sure that your roof is in good hands. Companies with this quality mark have trained staff who work in safe working conditions. In addition, these companies are insured in case of any damage.
