You would like to install underfloor heating in your home. What different types of underfloor heating are there and what is the price of underfloor heating? Renoca takes you through these different options and gives you a clear overview of the price for installing underfloor heating.

What does underfloor heating cost?

The cost of underfloor heating runs on average from £ 750 to £ 2,000, depending on the number of m2 of underfloor heating and whether you opt for main or auxiliary heating. This price includes installation by a specialist. If you keep your radiator, you opt for underfloor heating as additional heating where the pipes are slightly further apart. Should the underfloor heating heat the entire room, then choose underfloor heating as main heating where the pipes are closer together. See below what the average underfloor heating costs are for the number of m2 in your home:

Main heating
(H.O.H. distance 10 cm)
Extended auxiliary heating
(H.O.H. distance 15 cm)
Auxiliary heating
(H.O.H. distance 20 cm)
Number of groups Price (including material, installation and VAT
up to 10 m2 up to 15 m2 up to 20 m2 1 £ 750 -£ 825
to 20 m2 to 30 m2 to 40 m2 2 £850 – £915
to 30 m2 to 45 m2 to 60 m2 3 £950 – £1.025
to 40 m2 to 60 m2 to 80 m2 4 £ 1,100 – £ 1,140
to 50 m2 to 75 m2 to 100 m2 5 £ 1.200 – £1,260
to 60 m2 to 90 m to 120 m2 6 £1,400 – £1,525
to 70 m2 to 105 m2 to 140 m2 7 £1,550 – £1.705
to 80 m2 to 120 m2 to 160 m2 8 £ 1,700 – £ 1,865
to 90 m2 to 135 m2 to 180 m2 9 £ 1,850 – £ 2.025
up to 100 m2 up to 150 m2 up to 200 m2 10 £ 2,000 – £ 2,175

The table above also shows the number of groups per area. The pieces of underfloor heating pipe are divided into groups, as one pipe is allowed to be a maximum of 120 metres. With a pipe longer than 120 metres, you risk pressure loss, which hinders the proper functioning of the underfloor heating. Moreover, heat is distributed more evenly if several groups are connected. The larger the surface area of the underfloor heating, the more different groups are desirable.

underfloor heating price

Good:
You want to fit a relatively small area, such as a kitchen or bathroom, with underfloor heating. You choose to connect the underfloor heating to a central heating system. The underfloor heating is only meant for extra comfort and is not part of the main heating system. In this case, the pipes may be a lot further apart and this saves on the price. On average, for a relatively small area of 20 m2 to 40 m2 , count on an underfloor heating price of £ 750 to £ 915, including materials, installation and any milling work.

Average:
Would you like to walk barefoot through the living room in winter? This is possible by providing the living room with extensive supplementary heating. The H.O.H. distance in this case is about 15 cm. With a surface area of 45 to 75 m2, take into account an underfloor heating price of an average of £950 to £1,260, including materials, installation and any milling work.

Luxury:
You have a home that you want to completely equip with underfloor heating as main heating. No radiators will be used in addition to this underfloor heating. The H.O.H. distance is then about 10 cm. You choose the option to connect the underfloor heating to the central heating system. For an area of 80 to 100 m2, the underfloor heating price is on average £1,700 to £2,175, including installation, materials and any milling work.

Please also take into account any removal costs of radiators. With most installers, this is included in the price, but always ask about this in advance.

What choices affect the underfloor heating price?

Choice 1: Electric or traditional underfloor heating

The difference between these two types of underfloor heating:

  • Traditional underfloor heating
Traditional underfloor heating is water-fed underfloor heating connected to a central heating system. This traditional underfloor heating is by far the most commonly used, as it uses less energy than electric underfloor heating. In addition, such an installation is more reliable than an electric one. It is highly recommended to have this type of underfloor heating installed by a specialist. A mistake is easily made, and you obviously want to avoid breaking a floor open due to a leak or faulty installation.
  • Electric underfloor heating
Electric underfloor heating works with glowing wires instead of heated pipes, as with traditional underfloor heating. These wires are in mats that are laid under the floor. Compared to traditional underfloor heating, electric underfloor heating is fairly easy to install yourself and is usually used as comfort or auxiliary heating.

What does underfloor heating cost?

Electric underfloor heating is on average £200 cheaper than traditional underfloor heating to purchase. However, the cost of electric underfloor heating is higher in use, given the higher price of electricity compared to gas. Taking electric heating as a main heating system is therefore not recommended. Also, electric floor heating should not be placed under every type of flooring. Ceramic tiles as flooring are the most suitable for electric underfloor heating, as tiles conduct heat well. This is less so with wood or tarpaulin, so these types of flooring do not combine well with electric underfloor heating. Below is an indication of the cost of electric underfloor heating. The prices do not include installation, as it is usually offered as a do-it-yourself package.

Electric underfloor heating
(Total power)
Average price of underfloor heating(excluding installation) Heating wires H.O.H. distance
(12 cm)
Heating wires H.O.H distance
(18 cm)
320 watts £90 2 m2 3 m2
520 watts £110 4 m2 6 m2
730 watts £125 5 m2 7,5 m2
930 watts £ 145 6 m2 9 m2
1080 watts £ 165 8 m2 12 m2
1760 watts £ 195 13 m2 19 m2
2070 watts £240 16 m2 24 m2
2350 watts £300 20 m2 30 m2

Choice 2: Main or auxiliary heating
The centre-to-centre (H.O.H.) distance is a determining factor for the price of underfloor heating. Main heating requires a higher intensity of pipes than supplementary heating. With a higher intensity of pipes, the H.O.H. distance is smaller and therefore the price is higher. An H.O.H. distance of 10 cm is almost twice as expensive as underfloor heating with an H.O.H. of 20 cm. Thus, for 60 m2 of traditional main heating you pay £1,400 to £1,525 and for 60 m2 of traditional additional heating you pay £950 to £1,025.

Choice 3: Additional options
If you opt for an underfloor heating system that is connected to the central heating system, you have the choice of a number of additional options. The overview below shows these options and their prices.

Extra options underfloor heating connected to central heating installation Average price per extra option (including materials, assembly and VAT) Explanation
Pump switch £ 65 – £ 100 Every underfloor heating system has a pump to make the water flow through the pipes. These pumps are often running 24/7 while the heating is not always on. A pump switch brings energy savings by eliminating the need for the pump to run full-time.
Connecting to district heating £ 75 If the house is heated by district heating, connecting the underfloor heating is slightly more complex. The installer often charges extra for this.
Isolation foil £ 1 (per m2) Isolation material under the floor heating, so that heat is not lost.
Removal of radiators £ 20 – £ 30 Removal and removal of old radiators.
Bypass valve montere £ 45 – £ 70 A bypass valve allows the flow to central heating boiler to run more smoothly and prevents pump overload.
